What Tempe houses do, and how they fail
The blocks around campus and the older grid off Apache carry decades of duplexes and small multifamily, and the pattern is always the same: the air handler is in the attic, the filter slot is behind an access panel nobody opens, and deferred maintenance compounds until the drain pan overflows through a bedroom ceiling in August.
We run float switch installs as almost a public service in Tempe — $180 fitted, and it turns a ceiling collapse into a shutoff. Landlords get the same published prices as owner-occupiers and a written condition report per unit, which is what a property manager actually needs at renewal time.
